GENESEE COUNTY LAND BANK BUILDING

Project Description:
The Genesee County Land Bank has completed a $3.6 million renovation of the former Hughes & Hatcher building located at 452 South Saginaw Street in downtown Flint. The 25,000 square foot, 4-story building has been rehabilitated into a mixed-use facility containing office space on the first floor, Land Bank Center offices on the second floor, offices and residential loft style apartments on the third floor, and residential loft-style apartments on the fourth floor. The new facility will also house the newly created Genesee Institute and Crim Fitness Foundation. The new architectural design includes a red brick façade with a modern innovative look that will add character to the downtown area. An interior atrium promotes natural light within the building.

Background Information:
Built in the mid 1950s as a retail outlet for men’s clothing the building has been vacant for 25 years after the former Hughes & Hatcher store closed. The Genesee County Land Bank acquired the building through tax foreclosures.

Genesee County Land Bank:
The Genesee County Land Bank works in collaboration with the Genesee County Treasurer’s Office to prevent tax foreclosure on area homes and bring tax reverted properties back into productive use. Through partnerships with public, private and non-profit stakeholder groups, the Land Bank encourages reinvestment in the more than 4,000 residential, commercial and industrial properties that it has acquired through the tax foreclosure process since its inception in 2002. The mission of the Genesee County Land Bank Authority is to manage land, buildings, and homes obtained through foreclosure, gift, or purchase in such a way as to return those properties to the tax roll to a higher and better condition than when received.
