HOUSING

Along with well established neighborhoods in the downtown Flint area, the area is experiencing new housing development with several private housing projects offering residents a variety of housing choices from single-family homes in new developments to in-fill housing in historic Carriage Town. Loft-style apartments and condominiums are being developed in mixed-use projects in the center of downtown Flint catering to empty nesters and young adults who want to live in an urban environment. To accommodate students from the local universities which have a dominant presence in the downtown area, student housing is being explored and will soon become a housing choice for more than 27,000 students attending colleges and universities in the community. The newly developed University Park Estates, a 72-acre parcel in downtown Flint, represents the first privately developed market-rate, new housing development in the City of Flint in more than 30 years. The development has been extremely attractive to residents because of the tax incentives offered by the development’s location within a Renaissance Zone.
Apartment Loft-Style Living


Construction of the First Street Lofts in the Republic Bank building located at First and South Saginaw Streets in downtown Flint began in 2005 and will be one of the first loft-style units developed in the downtown area. The one- and two-bedroom loft apartments are part of a major restoration project which will become an important cornerstone for the redevelopment of downtown Flint, blending historic preservation with the changing housing needs of Genesee County residents. The exterior of the building will be fully restored to its original appearance dating back to 1925 while the loft apartments located on the upper floors will feature granite countertops, stainless steel appliances and oversized windows overlooking the central downtown area and the University of Michigan-Flint.


Construction of the Rowe Lofts in downtown Flint is well underway and should be ready for occupancy in late 2007. The eight loft-style apartments will range in size from 1,400 square feet to 2,500 square feet. Each of the units will feature lofted bedroom levels and game rooms and will be part of a major mixed-use development which will change the look of downtown Flint’s main thoroughfare. The “Rowe/500 Block” project includes the re-use of three historic buildings into one modern office-loft-retail building with themed restaurants located on the main level, a nightclub in the basement, and the corporate headquarters of Rowe Incorporated on the second and third floors.

The Brown Sugar Loft includes an open floor plan, hardwood floors, great views of downtown Flint, and the "warehouse look" which young adults are looking for in an urban environment.

Currently under construction are the Berridge Townhouse & Lofts Project located just north of the Flint River in the center of the University District. Seventeen loft apartment units will be available in late 2007. As part of the Berridge Townhouse & Lofts Project the adjoining Tinlin Building will also be converted into four apartment units.

Community Foundation Building Lofts - Construction began this winter on the re-development of two historic buildings on the corner of S. Saginaw Street and First Street in downtown Flint. This mixed-use project will feature two loft-style apartments when completed in late 2007.

Land Bank Apartments - Six loft style apartments are available for lease in the Genesee County Land Bank building formerly the Hughes & Hatcher Department Store. The newly renovated building is a mixed-use development containing retail on the first floor, offices on the second floor, apartments and offices on the third floor, and apartments on the fourth floor. Features of some of the units include a second floor accessed by a circular staircase, an outdoor deck, and handicap accessibility. The building is located in the center of downtown with views of the University of Michigan-Flint.

Wade Trim Loft Apartments will consist of four 2-bedroom units averaging from 1,550 to 1,850 square feet. Several of the apartments overlook the pedestrian plaza which is part of the project.

The $2 million Community Foundation Loft Apartments mixed-use development project is expected to be complete in 2008. The Community Foundation of Greater Flint will be housed on the second floor with a potential restaurant and/or bar on the main floor. The third level will consist of approximately two 1,300 square foot loft apartments.

Townhomes

Construction on Rosewood Riverside Townhomes, a 39-unit complex began in June 2004 and was completed in September 2005. The development was built on property adjacent to the Flint River between Grand Traverse Street and Mason Street in the Carriage Town Historical Neighborhood. The $5.7 million project will include twenty-four 2-bedroom units and fifteen 3 bedroom units next to the Flint River and Riverbank Park.
Studios, Apartments and Condos

Manhattan Place, the first warehouse-loft development in downtown Flint features studio, apartment and condo loft living - big city style! Located along the Flint River and Riverbank Park, the development is conveniently located next to the University of Michigan-Flint and within a short walk or drive to Kettering University and Hurley Medical Center. Amenities for each unit include outdoor terraces, Jacuzzis, wood floors, laundry units and secured enclosed garages. In addition, residents can enjoy shared amenities including a media room, exercise facility, community room, juice bar and catering kitchen.



The What's UP Downtown Community Engagement Project is a marketing initiative funded by the Ruth Mott Foundation and managed by Uptown Reinvestment Corporation to increase the awareness of downtown development efforts, events and businesses.
